You tell them you will go and ask your manager what you can do. Your prospective client now knows that they’re getting some sort of concession because you didn’t defend your price or even attempt to justify the delta (the difference between your price and your competitors’, or your price and what they invest now, or your price and what they have in mind).You must always keep in mind that it is your prospective client’s obligation and their duty to their company is to ask you for a lower price. They must ensure they’re not spending more than is absolutely necessary to achieve the outcome with which you are trying to help them. The people who make purchases for your company do the very same thing.What you may not recognize, however, is that when you offered to go back to your sales manager to get them a better deal, you more than likely established the basis of all negotiations going forward. When you come back with a concession, you have established the terms of all future negotiations.I want to be clear here that I am not saying that you should never offer a concession. I’m not even saying that you should never discount your pricing. There is too much context left out of a generalization that deprives you of choices that may be necessary to execute your strategy. What I am saying is that without negotiating, pushing back, and justifying the investment you’re asking them to make, you are indicating that your pricing is flexible. When you give them a 9 percent discount, now they know you have margin built-in that you can give back. You’ve proven it by giving it back.It can be exceedingly difficult to regain this ground. Because you didn’t negotiate and give a concession, future negotiations become more difficult. When you explain that you cannot concede on price, it will not be your client who is behaving irrationally. They will be looking at the prior negotiation recognizing that you had no trouble reducing your price to win their business. In their mind, this negotiation is no different than that negotiation; the fact of the matter is that you did what you had to do to win the business then, and you will do what you must do to win it now.Concessions are different than negotiations. In a negotiation, one party asks for something, and the other party determines what it is they can provide and what they will need to do to be able to do so. You create more value and a bigger pie, and then you decide how to split it up.If, instead of conceding you negotiate, you will also establish terms of future conversations around price, terms, and negotiations. If every time your prospective client asks for something, you work to give it to them by expanding the conversation and getting something in return, you will have established that there is always a deal possible, and they you can help your prospective client find it.last_img read more

The washroom of The Peacock Suite, the presidential suite at ITC Gardenia, sports design elements conceptualised by British designer Francesca Basu. The beautiful artworks and ornaments displayed in this area have been commissioned to Indian craftsmen for a touch of authenticity in a hotel that has hosted guests such as Vijay Mallya and Mukesh Ambani.So, an intricate glass inlay work, recalling The Tree of Life, one of the central symbols of the property, has been depicted by artisans from Jaipur on one of the washroom walls. Marble mudras, or small statues of the human hand in specific gestures, have been used as rests for remote controls, while a column-like marble figure surmounted with a lotus stands next to the bathtub.The floors and walls of the hotel’s regular washrooms are draped in Jerusalem Gold StoneCertainly, the new clique of washroom designers are swearing by decadence and, the Peacock Suite bathroom is testament to that. There’s an acrylic love tub that occupies pride of place in this 290-sq-ft bath, vanity and shower area. Perched above the washbasin is a flat-screen television while Bose speakers are fitted into the ceiling to achieve stunning acoustic effects.Hilton Chennai too is hoping to interact with its sophisticated patrons through its smart washroom designs. At the helm of affairs is design firm DiLeonardo that has focussed on a clutter-free look for the washroom. Eye-catchers here are bronze screens that reflect like mirrors. Giving the interiors a fillip are henna-inspired patterns etched on bronze screens that have been ordered from the decorative steel label Cobelco in Hong Kong.Natural light streaming through large picture windows brightens up the spacePractical touches abound in these fancy washrooms. For instance, the smoky-ocean-tinted marble flooring has a rough finish for a better grip. The marble theme runs through the shower and toilet wall as well with white Statuario marble accents providing visual stimulation. The final flourish is added by way of a partially-frosted tempered glass that encloses the entire bathroom.For the design-conscious traveller, the hotel washroom is also about appearance. Says Sanjay Sharma, General Manager of The Westin Gurgaon, “The brief was to have spacious and opulent washrooms with minimum ornamentation. The primary focus was on the richness of materials.” Hence, the Royal Suite has a separate powder room for visiting guests. The floors and walls are draped in Jerusalem Gold stone that’s been imported from Egypt while the cubicles are adorned with customised mosaics. Other design accents include Italian ariston white stone for the vanity counter and white chalked oak veneer from China for the wall panellings. “The public washrooms have a mix of grey beige travertino and venus brown stone along with decorative patterns in bronze sheet,” says Sharma.Washbasins from Kohler occupy pride of place in The Oberoi, Gurgaon’s bathroomsIt’s true that savvy patrons are demanding luxe fixtures in their washrooms. “All our fittings are from Gessi, including chrome soap caddies for the free standing bathtub, the towel rails, the rotational rain shower and the hand shower,” says Veliath of The Oberoi, Gurgaon. Other brands that have made their way into this space include Toto for toilets, Kohler for washbasins and Aliseo for the magnifying mirror. In addition, there are Italian Flos micro battery lights.For most people, a washroom does offer the prospect of indulgence. To that end, Hilton Chennai has installed Kaldewei bath tubs as well as basins, closets and taps from Gessi. ITC Gardenia too has attractive options like hand, head or massive rain showers, imported from Germany.Extravagance is the mantra for the new-age washroom. And that should inspire you to check into the latest crop of hospitality outfits. first_img KUSI Newsroom, August 10, 2018 Posted: August 10, 2018 KUSI Newsroom Search underway for Camp Pendelton US Marine missing near Philippines SAN DIEGO (KUSI) – Two branches of the United States military are searching for a missing U.S. Marine in the seas southeast of the Philippines, officials announced Friday.The unidentified Marine, with the 13th Marine Expeditionary Unit stationed at Marine Corps Base Camp Pendelton in San Diego’s North County, was reported overboard at 9:40 a.m. Thursday while USS Essex was conducting routine operations in the Sulu Sea, 13th MEU Capt. Diann Rosenfield said.The ship’s crew launched a search and rescue operation that has been joined by the U.S. Navy and Philippine Coast Guard ships, Rosenfield said.The search enters its second day Friday and has covered roughly 3,000 square nautical miles, Rosenfield said.“It is an all-hands effort to find our missing Marine,” said U.S. Navy Capt. Gerald Olin, on-scene commander of the search and rescue operation. “All of our Sailors, Marines, and available assets aboard the USS Essex have been and will continue to be involved in this incredibly important search and rescue operation.”Searches have been conducted inside the ship while an aircraft aboard the USS Essex has conducted round-the-clock search and rescue operations in the Sulu Sea and Surigao Strait, Rosenfield said.The Marine’s family has been notified but the name was being withheld while the search is ongoing, Rosenfield said.USS Essex is homeported at Naval Base San Diego. Despite a lot of press coverage (and hardware to support it becoming standard in a lot of phones) NFC has failed to take off—for it to succeed other vendors, such as grocery stores, would need to add hardware to their existing equipment. To get around this problem, the engineers in India have done away with the need for additional hardware choosing instead to take advantage of the acoustic abilities inherent in virtually any smartphone (including the iPhone). It works on roughly the same principle as old-school modems, which means it uses beeps, squeaks, squawks and other noises to send and receive data.Dhwani is slow by any measure with a data rate of just 2.4 Kbps. For that reason, no one is going to be using it to send pictures or video, instead, it’s meant to send data such as that used for digital wallet transactions. The development team says it’s more secure than RFID based NFC communications as well because it’s based on a Jam-Secure technique—where it sends self-jamming noise along with self-cancelation to avoid eavesdropping—anyone else listening in would hear only chaotic noise.To use the new system, two phone users download the software, run it, then place their phones together where the speaker for one is next to the microphone of the other (its range is approximately 10 centimeters). The developers claim that ambient noise won’t pose a problem for the exchange, thus paving the way for its use in virtually any environment where people use their phones.Of course for the system to work, other vendors must write apps for it to allow the two phones, or phone and other equipment to carry out proprietary transactions.
